My company specializes in buying foreclosures for seasoned investors or new investors looking to get in the game.  As you probably already know the foreclosures are up this year which means there is plenty of supply.  The key to finding the right investment property is making sure that you know what you are buying.  The unique aspect of my company is that we do all the work for you! 

Below are the steps we take to obtain these properties:

1.  We have many employees that research all foreclosures.

2.  After we have chosen the best foreclosures to buy we then negotiate with banks to get a wholesale price.

3.  Once we gain control of the property we contact an attorney to pull title.  The reason for pulling title so early is to ensure all of our clients that they will be buying a property with a clean title.

4.  Once we have a free and clear title we then order an appraisal.  We have an appraisal on every property we buy so that you know the exact value of the home.

5.  Last we send the properties out to find a buyer.

Here are a few tips when buying a foreclosure from us:

1.  THE MOST IMPORTANT PART IS TO MOVE FAST!  Many investors get very frustrated because they want to put offers in and the properties are already sold.  It normally takes a new investor a few times of loosing a deal to finally buy a property.  As soon as the properties come out you need to go look at them asap.  If you don't see information of how to get in please call or email me.

2.  We make our decisions on which contract to accept based on who can close the fastest.  It will benefit you to have cash to buy the property with because you will be able to close faster.  We do work with clients that need to obtain financing but there are certain stipulations they have to pass.

3.  If you do need to obtain financing we will need the lenders information.  This way we can contact the lender and let him know how our program works.  From that we are able to tell if they will be able to close the loan in the amount of time we need.

4.Last, please remember that we want our investors to be very successful.  We need all of our investors to be very hones with what they can afford.  We want to make sure you are purchasing with in your means that way we can continue to have a successful business relationship.
